Short Term Rentals (STR)

STRS IN SUMMIT COUNTY ARE NOW REGULATED BY AREA. SHORT TERM IS USUALLY DEFINED AS ANY RENTAL UNDER 30 DAYS. CLIENTS/BUYERS ARE ENCOURAGED TO DO THEIR DUE DILIGENCE ON EACH SPECIFIC PROPERTY REGARDING REGULATIONS. INFORMATION BELOW JUST A SUMMARY AND IS SUBJECT TO CHANGE.

• BLUE RIVER: Short Term Rentals are allowed with a license.

• BRECKENRIDGE: Short Term Rentals are restricted by percentage in Zones.

Zone 1: 92% // Zone 2: 51% // Zone 3: 10% // Resort: 100%

• DILLON: Short Term Rentals are allowed with license.

​

• FRISCO: Short Term Rentals are restricted by a cap. There is currently a waitlist.

​

• KEYSTONE: Keystone is currently Resort Zone of Unincorporated Summit County but is transitioning to become its own town. It is unknown how they will implement STR restrictions, but it is rumored STRs are a huge part of the Keystone economy and they plan to act accordingly.

• MONTEZUMA: Rentals are not allowed under 180 Days.

​

• UNINCORPORATED SUMMIT COUNTY: Short Term Rentals are unlimited in: Copper,

Keystone*, Tiger Run, 4 O’clock and Sawmill Subs in Breckenridge in the Resort Overlay Zone. Short Term Rentals are capped for all other Neighborhoods by Basin in the County. Here are the current caps, all basin’s are over their threshold and have waitlists.

+ Upper Blue Basin: 590

= Lower Blue Basin: 550

+ Snake River: 130

+ Ten Mile Basin: 20

• SILVERTHORNE: Short Term Rentals are restricted by areas with room for growth.

+ Area 1: 10% of the number of units in the majority of Town neighborhoods

+ Area 2: 50% of the number of units within the Town Core and Riverfront

+ Area 3: Deed-Restricted – STRs not allowed.

​

• PARK COUNTY: Short Term Rentals are allowed with license.

​

• ALMA: Short Term Rentals capped at 10. There is a waitlist.

​

• FAIRPLAY: Short Term Rentals are capped at 6.5% - Calculation equaling 20 units at the moment.
